Mandaluyong City Central Business District Master Plan creates a gateway and transportation crossroads on a significant peripheral route and metro line in Manila. This transit-oriented development on 42 Hectares when completed will contain over 2 million square meters of mixed-use space including office, retail, residential, recreational, and cultural activities.

The district will serve as a primary focus of business development and a bustling marketplace. Housing development integrated with the surrounding urban fabric makes a vibrant, active center beyond business hours, defining the area as a vital urban district.

The KGP created the Master Plan and the guidelines for planning and development, which form the key to its success. Commercial development focuses on an open green space with retail and restaurants defining the edges. Pedestrian routes cross through the space linking the site and surrounding context. This lush green pedestrian network provides spaces for cafes and shops offering a cooling environment with arcaded walkways and shade trees. Landmark towers to the east and west mark gateways to the district, while Shaw Boulevard forms a perimeter to the north of the commercial building towers.
